Sullivan Properties manages several one-bedroom and two-bedroom vacation rental condos at the Kapalua Villas which include the Bay Villas, the Ridge Villas, and the Golf Villas, all located at the Kapalua Resort - home to the world-class golf courses, hiking trails, some of the best Maui beaches, upscale restaurants, annual Xterra triathlon, annual Kapalua Wine and Food Festival, and Maui Women’s Pro surfing competition held annually at the Honolua Bay.
Conde Nast publication once rated Kapalua Bay as the “Best Beach in the World.” This bay is located between the Montage hotel and Merriman’s restaurant. This beach is home to some of the best snorkeling on Maui in the clear waters that are protected by two rocky points formed long ago by lava flows. Below the 17th hole of the Kapalua Bay Golf course lies Oneloa Bay, more commonly known to locals as “Ironwoods.” This is one of the most favorite Maui spots for surfers, bodyboarders and those who enjoy sunbathing without the crowd.
Slaughterhouse beach, despite the unusual name, is a secluded cove with limited accessibility. A long staircase that
some may find difficult, is the only entry and exit from this beach. This area was once a thriving cattle ranch, thus the
unusual name! Much of the cattle land was turned into pineapple fields after the 1960s and remained until the early 2000s.
The most well-known bay in Kapalua is Honolua Bay. This popular surfing and snorkeling spot hosts the World Surf League, Maui Women’s Pro annually. This contest brings some of the world’s best female athletes to Kapalua for a 3-day surf competition. Depending on the swells that time of year, the waiting period can sometimes last weeks or months until the right set of waves roll in. Daily, you will find some of Maui’s most beautiful catamarans parked in the bay for their daily snorkel tours and some of Maui’s surfers trying to catch the perfect wave.
Not only is Kapalua Resort known for its great restaurants but it also has fun hiking trails that range from easy to extremely difficult! Enjoy a leisurely stroll on the Kapalua Coastal trail that extends from D.T. Fleming beach, along the front of the Kapalua Bay Villas and the Montage, and ends near Merriman’s at Kapalua Bay beach. The Village trails have more hills for you to conquer as compared to the coastal trail. There are easy loops for any level of hiking ability or more challenging trails for the eager hiker including a steep hill that rewards you at the top with a duck pond and a great view. The many routes go through the old Kapalua Village golf course by use of the old cart paths. You will enjoy panoramic views of the gorgeous Pacific Ocean, the island of Molokai and the coastline from Kapalua to Honolua.
The third trail available in Kapalua is definitely for the avid hiker who is looking for rugged terrain and a true workout! The Mahana Ridge trail begins at D.T. Fleming beach and is about 20 miles round trip up to the Maunalei Arboretum and back down. The shuttle and vehicle access is prohibited at the trails. Should you attempt hiking this trail, be sure to bring adequate water, nutrition and pay close attention to the weather conditions.
Kapalua is home to many luxury condominiums, homes, hotels, golf courses, restaurants, and beaches. Kapalua Resort has an inherent richness of beauty and culture. Spread across 22,000 acres, Kapalua stretches from the top of one of the wettest places on earth, Puʻu Kukui to the shoreline and white sandy beaches. Kapalua loosely translated means “arms embracing the sea.” Hawaiian Ancestors knew this area as Honokahua which once was home to David T. Fleming and a thriving plantation village.
Some of Maui’s favorite restaurants are found in the Kapalua Resort. Merrimans, Sansei, the Plantation House, Cane and Canoe, and the Banyan Tree are a few of the fine dining establishments to celebrate any special occasion in a Hawaiian ambiance. Honolua Store and Taverna are more casual places to eat that serve delicious food, and a selection of beverages including Maui homegrown coffee. The Sea House restaurant is a wonderful happy hour favorite with visitors and locals who enjoy both food and drink specials daily. The world-famous oceanfront Gazebo serves scrumptious breakfast and lunch. Nearby Napili Plaza has a few great casual eateries like Maui Tacos, Joye’s Kitchen, the Coffee Store, Fond, and a grocery store - the Napili Market.
Annual triathlon - Xterra is held annually in Kapalua Resort. Parts of the Mahana Ridge trail and the Village Trails come together by Xterra which is a global brand that supports and encourages outdoor enthusiasts. The constant pursuit of relentless adventure by the many athletes that participate in this competition is a feat of amazement since they had to qualify in other Xterra events to be invited to this triathlon! The event welcomes the community and visitors to participate in 10k, 5k and 3.3k runs.
Every June, Kapalua celebrates the Kapalua Wine & Food Festival. It is one of the oldest festivals of its kind, especially on Maui. The event aims to provide local, national and international vendors an opportunity to share their wine, food pairings, products, recipes. Once just a simple event, the Kapalua Wine & Food Festival now includes cooking demonstrations, lectures, wine & food pairings, winemakers’ dinners, a golf tournament, and tennis clinics. The two major evening galas are The Grand Tasting, typically held on Friday night, and the Seafood Festival, usually held on the final night, Sunday. Hawaii’s most prominent chefs and world-renowned winemakers and sommeliers participate in the 4-day event that brings in a total average of approximately 3,500 people to the event.
The Sentry Tournament of Champions which was once called The Mercedes Tournament of Champions is held annually at the prestigious Kapalua Plantation Golf course. The par 73 courses at the Plantation is known for being especially challenging with the daily Maui “tradewinds,” which are 15-20 mph breezes that keep Maui cool year-round. This tournament is the opening event of the PGA Tour season and includes only professional golfers who won a PGA event the previous year. Local charities have benefited by receiving over $6.3 million since the tournament started on Maui in 1999. The tournament was founded in 1953 and continues today.
Daily from 7am to 10:45pm, there is an on-call shuttle that runs around the Kapalua Resort. The hotels, villas, the golf courses and restaurants share this free shuttle service. It is a great way to see all that the Kapalua Resort has to offer.

Views from a new development called Mahana Estates include the Maui Mountains, the great Pacific Ocean and the famous Plantation Golf Course. Mahana Estates is the newest addition to the Kapalua Resort and features 51 home sites spread across 125 acres.
